Occupied Homes: Home staging does involve de-cluttering and de-personalizing. The prospective buyers shouldn’t be constantly reminded that they are in someone else’s home. We want them to picture themselves living in this home. However, this process can be carried to the extreme, and we use restraint to make sure the home doesn’t look bland and unappealing.
At Staging Birmingham, we do a room-by-room evaluation of your home as well as of the exterior areas. At the end of our initial consultation, which is usually about two hours, the client will have a completed, prioritized checklist with suggestions for every area. The homeowners may choose to implement the suggestions themselves, or we can help by providing resources. When possible, we use the furniture and accessories that the homeowner already has. However, if additions are needed, we can assist the homeowner in making those selections.

A well-staged home has a focal point in each room, the furnishings and accessories are positioned to create a warm, inviting atmosphere, and the architectural features are emphasized. At Staging Birmingham, we highlight the positives and downplay the negatives. We focus on proper lighting and color to brighten a room, thus allowing its full potential to be shown. We want the prospective buyers to create an emotional attachment to the house—to fall in love with your home!
Vacant Houses: Prospective home buyers often have difficulty envisioning how to arrange their furniture in an empty house. They may think that their furniture won't fit because, with no point of reference, they can't determine how large a room is. Also, with nothing else to look at, the attention of home buyers is focused on any imperfections or construction flaws.
After an initial consultation where room measurements are taken, we select the rental furniture and accessories to fit the room and that will appeal to the target market. Contract/payment for the furniture rental is between the homeowner and the furniture rental company. Accessorizing the home is from our inventory. We are present when the furniture is delivered to supervise the placement and to complete the staging process. We want prospective buyers to develop an emotional attachment to your home, and it's difficult to do that with a vacant house.

Decorating a home to sell is much different from decorating to live. With home staging, sellers want to focus the buyers’ attention on the overall property and how it fits their lifestyle. When decorating to live, the homeowners want to surround themselves with the things they love, the color schemes that they like, and the functionality that fits their lifestyle.
